This Assured Shorthold Tenancy Agreement is made on [Agreement date] between:

The Landlord lets and the Tenant takes the property at [Property address] for residential use as a private dwelling only.
This is an Assured Shorthold Tenancy under the Housing Act 1988. Fixed term: [Fixed term (months)] months, from [Tenancy start date] to [Fixed term end date].
After the fixed term, the tenancy continues as a statutory periodic tenancy unless either party gives [Notice period required (days)] days written notice.

Landlord agrees to: (a) keep structure and exterior in repair (Landlord and Tenant Act 1985, s.11); (b) provide annual Gas Safe certificate; (c) provide valid EPC; (d) provide the government How to Rent guide; (e) protect the deposit in an approved scheme.
This Agreement is governed by the law of England and Wales. The Landlord may only end the tenancy using grounds under the Housing Act 1988 (Section 8) or by valid Section 21 notice after the fixed term.
